Do you need a roofing permit in Roanoke, VA?

Sometimes. It depends on where the house is and how much work is involved. Here is what the City and state codes say. Always confirm with the permit office before work starts.

Historic districts: yes

Roanoke City Code Section 7-8 requires a building permit to install replacement siding, roofing and windows on buildings in a historic district designated by City Council. The City's H-2 district guidelines also say roofing projects there need a building permit. If your home may be in a historic district, check with the City before you choose a panel or color.

Outside historic districts: it depends

The Virginia Uniform Statewide Building Code (USBC) sets the statewide rules. Section 108.2 of the Virginia Construction Code lists work that does not need a permit. For one- and two-family homes (Group R-3, R-4 and R-5), it exempts replacing an unlimited amount of roof covering, but only where the nominal design wind speed is not greater than 100 mph. It also exempts replacing 256 square feet or less of roof decking, unless that decking had to be fire-retardant-treated. Replacing more decking than that is not on the exempt list. Whether the roof-covering exemption applies at your address depends on its design wind speed, so confirm with the local building office.

Outside the City

Salem, Roanoke County, Botetourt County and Bedford County each have their own building offices. Contact the one where the property is located.

Who applies

Under USBC Section 108.4, the person applying for a permit must show proof of a Virginia contractor license, or file a written statement that they are not subject to licensing. Ask your contractor whether they will handle the permit.
