Only an on-site look can price your roof. This guide pulls together published 2026 national cost data and the details that move a Roanoke Valley quote.

- Per square foot by style: corrugated $3.50 to $15, metal shingles $7 to $22, standing seam $7 to $30 (HomeAdvisor).

What changes the price in the Roanoke Valley
- Panel system. Exposed-fastener panels are the budget option common on barns and outbuildings. Standing seam costs more but hides the fasteners.
- Gauge. Thicker panels (lower gauge number) cost more. Angi lists 24-gauge as the most common.
- Tear-off and decking. Rotten decking found during tear-off adds cost. Virginia's building code exempts replacing up to 256 square feet of house roof decking from permits; more than that is not exempt.
- Historic districts. In a City of Roanoke historic district, reroofing needs a building permit (City Code Sec. 7-8). See our roofing permit guide.
- Roof shape. Steep pitches, dormers, valleys and chimneys add labor and trim.
How to compare quotes
- Compare price per square foot for the same panel, gauge and underlayment.
- Check whether tear-off, decking repair, trim and snow guards are included.
- Get the paint-finish and workmanship warranties in writing.
- Check the contractor's license on the Virginia DPOR lookup.
